A 25-acre country estate at Valla, half an hour south of Coffs Harbour and a kilometre off the Pacific Highway down a eucalypt-lined road. Founded in 1908 as a cattle station beside the Deep Creek River and converted to a macadamia farm in 1948; Bill and Shireen Penny now run it as a wedding property.
Setting & Style
Five acres of landscaped gardens inside the 25, with a vintage gazebo, a north lawn, a secret garden and a rustic timber barn — four ceremony options, the barn doubling as the wet-weather plan. Photographs go at the wishing well, the water wheel, the lagoons and the rustic buildings, and there are antique vehicles on the property to move the bridal party around.
Ideal For
Couples who want the property to themselves for a whole weekend and are happy to self-cater — and who like that the owners are both marriage celebrants and can perform the ceremony.
The Need-to-Knows
- The barn holds 120 guests, with the gardens for overflow. That is the only capacity the estate publishes.
- Access runs Friday 2pm to Sunday 2pm with no time restrictions — two full days for set-up and pack-down, included.
- The barn is self-catering. It has a kitchen, a self-catering bar and a walk-in cool room; you bring the caterer.
- Two nights in the two-bedroom cottage are included, with wine and chocolates for the wedding night.
- Cleaning and liability insurance are covered by the venue.
- Nothing is priced. Packages are tailored and quoted by email.
- It openly recommends three other local venues for the reception — so confirm whether you are booking a ceremony site or the whole day.

- NOTHING IS PRICED ANYWHERE. The contact page says: 'BOOK the ESTATE. At Eagles' Rest we tailor packages to the needs of your special day and your specific requirements. For more information, please download the pdf below.' The PDF itself closes: 'For bookings, availability and pricing please contact Shireen via email on info@eaglesrest.com.au.' No hire fee, package rate, minimum spend or per-head figure exists on the domain.
- THE INCLUSIONS PDF IS NINE YEARS OLD BUT CARRIES NO PRICES, so the two-year rule blocks nothing - eagles_rest.pdf has CreationDate and ModDate of 2 February 2017 and no HTTP Last-Modified header at all. Everything taken from it is structural and is flagged here as worth confirming.
- THE ACCESS WINDOW IS THE MOST VALUABLE INCLUSION AND IS EXCEPTIONAL: 'Two full days for set-up and pack down. You will have access to the entire facility from Friday 2pm to Sunday 2pm with no time restrictions during those days.' Very few venues in the campaign publish a 48-hour unrestricted window.
- FULL EXCLUSIVE USE IS STATED: 'Full access to all of the property. You will have full use of the venue and 5 acres of gardens for your ceremony, reception, photos and cocktails.'
- THE BARN IS SELF-CATERING AND THE INFRASTRUCTURE IS LISTED: 'You can use the Barn for a self-catered reception and it's a great wet weather option for your ceremony'; 'The barn includes a self-catering kitchen and there are plenty of excellent local catering options to suit your needs'; and from the PDF, 'Newly built self-catering bar and walk-in cool room.' NO CATERER IS NAMED and no menu or dietary information exists, so dietary_options_supported is NULL as not-published (§73).
- ACCOMMODATION IS INCLUDED, NOT EXTRA: 'On-site self-contained accommodation. Two nights accommodation in a two bedroom self contained unit including wine and chocolates for the wedding night.'
- THE OWNERS ARE THE CELEBRANTS, AND THAT IS PART OF THE OFFER: 'You are welcome to choose your preferred celebrant however, Bill & Shireen are both experienced celebrants and are available to add their special touch to your special day. They also conduct pre-marriage preparation sessions to empower every couple to have a successful and fruitful marriage.' The PDF lists 'Marriage celebrants' among the inclusions and adds 'We also have pre-marriage counselling available.'
- THE VENUE RECOMMENDS THREE OTHER VENUES FOR THE RECEPTION, ON ITS OWN WEDDING PAGE: 'choosing a RECEPTION VENUE. Valla has plenty of fantastic options to host your dream reception. Here are 3 of our favourites: The Barn - The Barn is a beautiful reception venue located 2km from Eagle's Rest. Outstanding food and service. Valla Manor - Valla Manor is a longstanding local favourite, with full service catering and seaside views. Meredith's - Meredith's is a pricier option but well worth the extra expense.' THIS IS UNUSUAL AND MATERIAL: read alongside 'the barn can comfortably accommodate 120 guests', the estate clearly does host receptions, but it also actively points couples off-site. Note the off-site 'The Barn' at 2 km is a DIFFERENT building from the estate's own barn - an easy confusion. Worth clarifying at enquiry whether a booking covers the whole day.
- THE EXTRAS ARE ITEMISED IN THE PDF: 'We have large 20L water urns and decorations like bird cages, candelabras, lanterns and white french wrought iron settings, six wine barrels. White vintage Jaguar and sulky for bridal use... Ample parking for up to 200 cars.' NOTE A DISCREPANCY (§64): the estate page says 'even a vintage truck to transport the bridal party around the venue' while the PDF says 'White vintage Jaguar and sulky'. Both recorded.
- CLEANING AND INSURANCE ARE COVERED: 'We take care of cleaning and liability insurances.' Rarely stated, and a real cost avoided at a self-catered venue.
- THE PROPERTY SIZE IS INCONSISTENT ON THE ESTATE'S OWN PAGES (§64), AND B173 FLAGGED THE SAME THING. The home page and about page say '25 acre estate' and '25 acre property'; the estate page says both 'Spread across 25 acres of native coastal land with 5 acres of natural and landscaped gardens' AND, in a repeated block immediately below, 'Spread of five acres of native coastal land'. The home page's own nav label for the estate reads 'Five acres of old world charm'. The 25/5 split is the coherent reading: 25 acres total, 5 landscaped.
- THE DISTANCE TO THE BEACH IS ALSO INCONSISTENT: the estate page says 'nestled among the Valla forests and 1.5km from the seaside'; the home page says 'Located 5 km from beautiful and pristine sandy beaches'. Both recorded, neither asserted.
- THE SITE IS STILL PARTLY UNFINISHED, which is worth knowing given B173 deferred it as a splash page. The /region page lists four accommodation recommendations whose links are all the placeholder 'www.website.com.au', and /gallery renders as a 227-character shell with no images. /planning is still a 404. The wedding, estate, about and contact pages are complete.
