Caversham House is a family-owned estate on the banks of the Swan River at Caversham, and it makes a claim no other venue in the region makes: it is “the only dedicated and fully catered wedding venue in the Swan Valley”, “intentionally designed with weddings in mind.” Everything on the property exists to run a wedding day.

Setting & Style

European-inspired formal gardens — topiary walks, cobblestone paths, cast-iron urns, sandstone balustrades, hand-carved statues and a four-storey waterfall stepping down three terraces to a private jetty on the river. Four spaces: the Main House with crystal chandeliers and a working fireplace, a permanent Marquee with ceiling silks and a built-in dancefloor, the Garden House with French doors on three sides, and the Colonnade platform at the top of the waterfall.

Couples who want a formal-garden wedding at almost any scale — the published range runs from 21 at dinner to 600 standing — and who want ceremony, photographs, reception and the night before all on one property.

The Need-to-Knows

  • Ceremony times are fixed, and published to the minute. Three slots: 9:00am, 12:30pm and 3:30pm gate opening, with the ceremony half an hour later and the gardens opening to other parties an hour after that. In May, June, July and August the midday and afternoon slots move forward half an hour.
  • The Hidden Gardens are shared. In the venue's own words: “Regardless of which ceremony location you choose, our Hidden Gardens is a shared space during your photo time.” Exclusive garden access is reserved for couples holding their reception here.
  • Capacities differ enormously by room. Main House dinner 50–180, cocktail 50–280 (600+ with alfresco and lawn). Marquee dinner 50–250, cocktail 70–350 (600 with the Colonnade Gardens). Garden House dinner 21–50, cocktail 70. Colonnade up to 100.
  • The ceremony package includes the essentials“chairs, carpet and signing table” — with a floral arbour as an option.
  • Nothing is priced publicly. There are no packages, per-head rates or hire fees to compare before you visit — everything runs through a private venue tour with a wedding coordinator.
  • Accommodation is The Otium, the original owners' homestead, renovated: four queen bedrooms sleeping eight, a resort-style pool and cabana, a 70 m² games and theatre room, and a wood-fired BBQ. Note the property has AI security cameras monitoring the perimeter, which the venue discloses.
  • The office is closed Mondays and Tuesdays; Wednesday to Sunday 9am–5pm.

Midday: gates 12:30pm, ceremony 1:00–1:30pm. Afternoon: gates 3:30pm, ceremony 4:00–4:30pm. From May to August the midday and afternoon slots move half an hour earlier. Read this before you set your run sheet.
  • The Hidden Gardens are a shared space during your photo time, whichever ceremony spot you choose, and open to other parties half an hour after your ceremony. The fixed timetable is reserved for couples holding their reception here.
  • The ceremony package covers the essentials — chairs, carpet and a signing table — with a floral arbour available as an addition. What the reception includes isn't published.
  • The administration office is open Wednesday to Sunday, 9am–5pm, and closed Mondays and Tuesdays. Reception runs 9am–3pm Wednesday to Sunday, with keypad entry outside those hours.
  • Family-owned and operated by the Lembo family, who bought the original O'Gar homestead in 2019. The estate holds a special facility licence.
