A rammed-earth house at Baskerville that the owners lived in before they turned it into a function centre — “This extraordinary venue was once our very own home”. The material does the work: thick rammed-earth walls, soaring ceilings, and glass and timber opening onto five acres of Swan Valley gum trees. Grand in scale, domestic in feel.

Setting & Style

Ceremonies go on the entrance lawn, out under the fifty-year-old gum trees, or indoors in front of the soaring chimney if the weather turns. Receptions run inside on the venue's own custom-made timber tables under pendant lighting, spilling into a courtyard strung with festoon lights. The property also holds The Lily Farm, which grows “the largest range of water lilies in Western Australia”.

Ideal For

Couples who want an architectural room rather than a marquee or a barn, and who would rather buy one number than assemble a day from a dozen suppliers — the all-inclusive packages here go as far as the DJ, the cake and the florals.

The Need-to-Knows

It is genuinely pet-friendly and says so at length. “Lily Farm House is proud to be pet-friendly, so you can share your special day with your beloved furry companions. From wedding ceremony to reception, your furry pals are more than welcome to partake in the festivities.”
Capacity is 100 seated indoors and 130 across indoor and outdoor, with the courtyard seating up to 130 on its own. The Micro Elopement package goes down to eight.
Catering is exclusive and you cannot bring your own. “No outside caterers may be utilised” — the only exceptions named are an oyster shucker, a gelato cart and the wedding cake. The venue's current guide names Creative Catering; its own contact page still names Acclaimed Catering, so confirm which applies.
There is a minimum charge for 50 adult guests whatever the real number, and a $10,000 food-and-beverage minimum on Friday, Saturday and Sunday evenings. Under 60 guests you must take an all-inclusive package.
A beverage package is compulsory per adult — “We do not provide beverage on an ‘on consumption only’ basis” — and applies whether or not a guest drinks.
Sound is restricted. No live bands or speakers outside after 7pm, and the courtyard doors close at 10pm unless the venue's preferred DJ company is engaged.
The booking fee is $2,500 and strictly non-refundable, offset against venue hire.

The PDF's own creation and modification timestamps are both 19 June 2026. Every figure below is from that document unless marked otherwise.
A BEVERAGE PACKAGE IS COMPULSORY FOR EVERY ADULT GUEST. From the Terms and Conditions: 'Food and Beverage pricing is charged per person and a food and beverage package must be selected and is applied to each adult guest regardless of whether they drink alcohol or not. We do not provide beverage on an "on consumption only" basis. Bar tabs are in addition to the beverage package.' Three packages, all five-hour: 'The Lily Package Standard Selection $58 per person', 'The Lotus Package Zero Alcohol & Mocktails $58 per person', 'The Magnolia Package Premium Selection $75 per person'. Extensions are '$8 per person per hour' on Lily and Lotus, '$12 per person per hour' on Magnolia.

CEREMONY PACKAGES. With a reception (page 7): '$950' for 'Exclusive use of Lily Farm House from 3pm / Set up and pack down of ceremony area / Your choice of Lily Farm House Arbour or Plinths / 30 white chairs / Signing table / Water station / Wedding Co-ordinator, Venue and Bar staff provided for pre dinner canape and beverage service / 1 hour rehearsal in the week prior'. Deluxe ceremony-only (page 10): '$8595' including wedding suite hire, 3.5 hours exclusive use, styling, cake, a beverage toast and grazing platters for up to 60 guests, with 'Additional guests can be added for $45 per person'. Micro Elopement (page 11): '$2445' for eight people, 'additional guests $20 per person, max 12 additional guests', available 'Monday to Wednesday and select Sunday's'.
CATERING IS EXCLUSIVE - YOU CANNOT BRING YOUR OWN. From the Terms: 'Creative Catering provide all food for events at Lily Farm House. Creative Catering are an independant organisation not related to Lily Farm House... No outside caterers may be utilised. The only exceptions are for items in addition to the catering ie oyster shucker, gelato cart, wedding cake. We do not allow grazing tables from external suppliers.' THE SITE AND THE CURRENT GUIDE NAME DIFFERENT CATERERS AND THIS SHOULD BE CONFIRMED. The Wedding Guide and Terms and Conditions, both created 19 June 2026, name CREATIVE CATERING throughout. The website's Contact page says 'Lily Farm House is fully licensed and we are pleased to partner exclusively with Acclaimed catering for all food at our venue', and the Weddings page says 'We are thrilled to present our Wedding Guide for 2026/27, a labour of love in partnership with Acclaimed Catering' - which refers to the superseded 2026/27 edition, while the home page advertises 'our Wedding Guide for 2027/28'. The dated document is the more recent source; the website copy appears not to have been updated.
SOUND IS RESTRICTED AND THE RESTRICTION IS SPECIFIC. From the Terms: 'Lily Farm house is unable to allow live bands or speakers to areas outside the building after 7pm. Unless our preferred DJ company is engaged our doors to external courtyard need to be pulled across at 10pm for DJ and dancing inside the building. Our preferred DJ company has designed an advanced sound system to Lily Farm House building that allows for some of our doors to remain open through to midnight.'
BOOKING TERMS. 'In order to confirm your booking a strictly non refundable booking fee of $2500 is required together with the signed Terms and Conditions document... This booking fee is offset against the venue hire fee.' A date can be held first - from the Bookings page, 'we will hold the date for 7 days obligation free' - but 'Whilst a hold can be placed on a date we do not guarantee this date for you. Date holds can be cancelled at our discretion.' No standalone venue hire figure is published; it is quoted with the package.
RECEPTION TIMES, page 16: 'Thursday 4pm to 10pm (6 hour package). Friday, Saturday & Sunday choose from: 4pm to 12 midnight (8 hour package) / 3:30pm to 11:30pm (8 hour package) / 3:00pm to 11pm (8 hour package). Times are a guide only and can be adjusted on request.'
