A rammed-earth house at Baskerville that the owners lived in before they turned it into a function centre — “This extraordinary venue was once our very own home”. The material does the work: thick rammed-earth walls, soaring ceilings, and glass and timber opening onto five acres of Swan Valley gum trees. Grand in scale, domestic in feel.

Setting & Style

Ceremonies go on the entrance lawn, out under the fifty-year-old gum trees, or indoors in front of the soaring chimney if the weather turns. Receptions run inside on the venue’s own custom-made timber tables under pendant lighting, spilling into a courtyard strung with festoon lights. The property also holds The Lily Farm, which grows “the largest range of water lilies in Western Australia”.

Ideal For

Couples who want an architectural room rather than a marquee or a barn, and who would rather buy one number than assemble a day from a dozen suppliers — the all-inclusive packages here go as far as the DJ, the cake and the florals.

The Need-to-Knows

It is genuinely pet-friendly and says so at length. “Lily Farm House is proud to be pet-friendly, so you can share your special day with your beloved furry companions. From wedding ceremony to reception, your furry pals are more than welcome to partake in the festivities.”
Capacity is 100 seated indoors and 130 across indoor and outdoor, with the courtyard seating up to 130 on its own. The Micro Elopement package goes down to eight.
Catering is exclusive and you cannot bring your own. “No outside caterers may be utilised” — the only exceptions named are an oyster shucker, a gelato cart and the wedding cake. Two caterers have been named in the venue’s recent materials — Creative Catering in the current wedding guide and Acclaimed Catering elsewhere — so confirm which applies when you book.
There is a minimum charge for 50 adult guests whatever the real number, and a $10,000 food-and-beverage minimum on Friday, Saturday and Sunday evenings. Under 60 guests you must take an all-inclusive package.
A beverage package is compulsory per adult — “We do not provide beverage on an ‘on consumption only’ basis” — and applies whether or not a guest drinks.
Sound is restricted. No live bands or speakers outside after 7pm, and the courtyard doors close at 10pm unless the venue’s preferred DJ company is engaged.
The booking fee is $2,500 and strictly non-refundable, offset against venue hire.

Price Notes

The current wedding guide covers new bookings for dates from 1 June 2026 through to 30 December 2028.
A beverage package is compulsory for every adult guest, whether or not they drink, and bar tabs are extra — the venue doesn't run an on-consumption bar. Three five-hour packages: the Lily standard selection at $58 per person, the Lotus zero-alcohol and mocktail package at $58, and the Magnolia premium selection at $75. Extra hours are $8 per person on Lily and Lotus, $12 on Magnolia.
Minimum spend and minimum charge are two different things and both apply. Evening functions on Friday, Saturday and Sunday carry a $10,000 minimum spend, roughly 65 people on food and beverage. Separately, there is a minimum charge for 50 adult guests — with fewer than 50 you are still charged for 50, to cover staffing. Sixty guests or fewer must take one of the all-inclusive packages.
All-inclusive package pricing: up to 50 guests $21,420 canapé or $22,995 feasting/plated; 60 guests $23,425 or $25,465; 80 guests $27,045 or $29,975; 100 guests $30,755 or $34,855; 120 guests $34,255 or $39,335. These cover the ceremony, venue hire, coordination, ceremony and table styling, canapés, food, a six-hour beverage package, a $150 bar tab, the wedding cake, an eight-hour DJ package, festoon lighting and two vendor meals.
Two cheaper routes. A Thursday evening wedding, 4pm to 10pm for up to 50 people, is $13,940 feasting or plated and $13,440 canapé, with extra guests at $177 or $167 each. Winter weddings on Thursday, Friday and Saturday nights through June, July and August run $16,440 feasting or plated and $15,940 canapé for up to 50 — though the winter discount doesn't stack with the Thursday package.
Ceremony pricing: $950 alongside a reception, covering exclusive use from 3pm, set-up and pack-down, your choice of arbour or plinths, 30 white chairs, a signing table, a water station, coordinator and bar staff for pre-dinner canapés, and an hour's rehearsal the week before. A deluxe ceremony-only option is $8,595 for up to 60 guests, adding the wedding suite, 3.5 hours' exclusive use, styling, cake, a toast and grazing platters, with extra guests at $45 each. A micro elopement for eight is $2,445, Monday to Wednesday and selected Sundays, with up to 12 extra guests at $20 each.
Catering is exclusive — you cannot bring your own. All food comes through the venue's caterer, with the only exceptions being additions like an oyster shucker, a gelato cart or your wedding cake; external grazing tables are not allowed. The venue reserves the right to change caterer, and menu choices are finalised 30 days out.

Sound is restricted, and specifically. Live bands and outdoor speakers are not permitted after 7pm, and unless the venue's preferred DJ company is engaged, the doors to the external courtyard are closed at 10pm and dancing moves inside. The preferred DJ company has a sound system designed for the building.
A non-refundable booking fee of $2,500 confirms your date, paid with the signed terms and conditions, and offset against the venue hire fee. A date can be held free of obligation for seven days beforehand, though a hold is not a guarantee.
Reception times: Thursday 4pm to 10pm as a six-hour package. Friday, Saturday and Sunday you choose from 4pm to midnight, 3:30pm to 11:30pm or 3pm to 11pm, all eight-hour packages. Times are a guide and can be adjusted on request.
Styling and add-ons: a ceremony styling package at $950 covering arbour or plinths, seasonal florals and draping, available only alongside table styling. Table styling runs from $1,500 for up to 60 guests to $2,500 for up to 130. The wedding suite is $1,500 for the full day or $500 for the reception only. Festoon lighting to the outdoor courtyard is $650 and is included in the all-inclusive packages.
