Evanslea
About
Overview & Vibe
A five-star boutique property on 4.5 acres beside the Cudgegong River, minutes from the centre of Mudgee but, in its own words, “seemingly miles away from everything”. Four cottages and the historic Evanslea House, formal hedged gardens, a pond and a pool.
Setting & Style
Gardens do the work here — clipped hedges and gravel paths, a stone-walled lawn in front of the house, a long table under a pergola, and a pond the venue's own wedding photographs use as a backdrop. Ceremonies happen in the grounds; the venue notes there are “many options for your wedding ceremony amongst our beautiful gardens” without naming any of them.
Ideal For
Couples who want the whole property to themselves and their guest list sleeping on site — and who are content to have the guest number set by how many beds there are.
The Need-to-Knows
- Weddings require exclusive use. This is a condition, not an upsell: “weddings and large events are only bookable when the whole of the Evanslea property is booked.”
- No capacity and no pricing are published anywhere, and there is no wedding brochure on the site. Both have to be asked for.
- Accessibility is limited, and the venue says so plainly: “Access to our cottages and property is currently difficult for wheelchairs. We will be reviewing this in the future.”
- Parking is tight and being worked on: one undercover space per cottage or house, with the venue noting it is “currently working on extending our parking … for weddings.”
- Children and approved pets are welcome, with supervision required around the river frontage and the pool.
Standout Feature
Exclusive use of a historic riverside garden property, with every guest staying on site.

Price Notes
- NO WEDDING PRICING AND NO CAPACITY ARE PUBLISHED. There is no per-head rate, venue hire fee, minimum spend, package or guest number anywhere on the site, and the domain serves NO PDF of any kind - the weddings page is 988 characters and ends in an invitation to talk. Everything is by direct enquiry: 'Specific accommodation requirements for weddings and events can be discussed directly with the us.'
- EXCLUSIVE USE IS MANDATORY FOR WEDDINGS, which is the single most important commercial fact about this venue and effectively sets the price floor: 'We pride ourselves on offering all of our guests privacy, relaxation and serenity, therefore weddings and large events are only bookable when the whole of the Evanslea property is booked. This way you can enjoy having your friends and family with you throughout your entire day.' A couple is therefore booking four cottages plus Evanslea House, not a function room.
- THE ONLY DOLLAR FIGURES ON THE SITE ARE ACCOMMODATION TERMS, NOT WEDDING COSTS, and are recorded here only so they are not mistaken for one: a credit-card authorisation is taken at check-in, or 'a minimum $200.00 cash deposit will be required on check-in' where no card is available; and international power adaptors carry 'a deposit of $10 is required which is refundable upon return'. Neither is a wedding charge. price_per_head is NULL.
- ACCESSIBILITY IS LIMITED AND THE VENUE STATES IT UNPROMPTED: 'Evanslea is set amongst 4.5 acres of pristine countryside. Access to our cottages and property is currently difficult for wheelchairs. We will be reviewing this in the future.' Worth raising early if any guest has mobility needs.
- PARKING IS A KNOWN CONSTRAINT: 'Undercover parking is available for all of our guests in the form of one car space per cottage or house. We are currently working on extending our parking to increase spaces for guests in the main house and for weddings.' For a full-property wedding this is fewer spaces than guests.
- CHILDREN AND PETS ARE BOTH ACCOMMODATED, with conditions: 'Children are welcome at Evanslea. Please note that children must be supervised at all times throughout your stay as our property is located on river frontage. Additionally children must be continually supervised when using the pool.' And 'Approved pets are welcome on application.'
- A MARQUEE HAS BEEN USED ON THE PROPERTY. The venue publishes a photograph of a lit marquee beside the water, filed as 'marquee_wedding.jpg'. THAT IMAGE IS NOT STORED HERE because it carries a photographer's watermark, but the fact it evidences - that the grounds take a marquee - stands. The watermark rule governs what this listing republishes, not what it may report.
- STANDARD STAY TERMS from the FAQ, relevant when the whole property is booked for a wedding: check-in 2pm, check-out 10am, office hours 9-5 with out-of-hours contact available, accommodation serviced before arrival and again beyond three nights, and 'All linen, toiletries, kitchen facilities and access to our beautiful property including the pool is included for all guests'.
- NO STRUCTURED PRICING DATA - no ld+json offer or priceRange anywhere on the site.
- THE VENUE WAS NEARLY MISSED. This register had recorded Evanslea as 'live, titled Evanslea | Luxury Boutique Accommodation Mudgee, only 4 wedding mentions. Probably accommodation-led'. That count came from the HOME page; the /weddings/ page carries 53. The register's own instruction - 'read the four before deciding' - was the right one.
